Project Director

About the role

The Project Director will lead end‑to‑end delivery of luxury hospitality, hotel, resort and mixed‑use development projects, overseeing design, construction and handover phases.

Key responsibilities

• Lead project delivery from concept through handover, ensuring scope, budget, quality and schedule compliance.
• Manage site operations, construction activities and multidisciplinary teams.
• Coordinate consultants, contractors, subcontractors and suppliers to achieve project objectives.
• Develop and monitor budgets, cost plans, cash‑flow forecasts and value‑engineering initiatives.
• Oversee contract administration, claims, variation control and commercial performance.
• Implement project governance, risk management and mitigation strategies.
• Collaborate with investors, operators and internal stakeholders to align with business goals.
• Ensure compliance with local regulations, health & safety, quality standards and company policies.
• Prepare executive reports, presentations and senior‑level stakeholder communications.
• Support procurement, tender evaluation, contractor selection and contract negotiations.
• Drive successful commissioning, operational readiness and handover to operators/clients.

Required profile

• Bachelor’s degree in Civil Engineering, Construction Management, Architecture or related field.
• 15‑20 years of project delivery experience, including at least 10 years managing large‑scale luxury hospitality developments.
• Proven track record delivering high‑end hotel, resort, mixed‑use or branded residential projects in the GCC/Middle East.
• Extensive regional experience and strong knowledge of FIDIC contracts and local regulatory requirements.
• Demonstrated ability to lead multidisciplinary teams and manage multiple stakeholders in complex environments.
