Investment Director - Real Estate

About the role

A growing real estate fund based in Doha is seeking an Investment Director to lead origination, execution and portfolio value creation. The role covers the full investment lifecycle across income-producing assets and development opportunities in Qatar and the wider GCC, working closely with asset management, finance and investor relations to deliver superior risk-adjusted returns.

Key responsibilities

• Define and refine the fund's investment strategy, target sectors (office, residential, logistics/industrial, hospitality, retail, mixed-use) and return profiles across core, core+, value-add and select development.
• Build and lead a high-performing investment team with strong governance, process discipline and data-driven decisioning.
• Sourcing and execution: source proprietary and intermediary-led opportunities in Qatar and the GCC, build relationships with developers, owners, operators, brokers and lenders, and lead underwriting (market analysis, business plans, cash flow modeling, capex plans, sensitivity analyses, valuation).
• Drive end-to-end execution: due diligence (technical, legal, environmental), financing, JV structuring, negotiations and IC materials through closing.
• Partner with asset management on leasing, repositioning, development oversight, ESG enhancements and exit planning to maximize NOI and IRR, and monitor KPIs and risks.
• Support fundraising and co-investor dialogues, contribute to PPMs, DDQs and data rooms, and maintain lender and capital partner relationships.
• Ensure compliance with local regulations and best practices, including QFC/QFMA and IFRS reporting with Finance, and champion IC processes, third-party diligence and ESG integration.

Required profile

• 18+ years of real estate private equity, investment banking or principal investing experience, with a strong track record leading acquisitions and/or developments in MENA; GCC experience strongly preferred.
• Demonstrated success sourcing and closing transactions across multiple asset classes, with hands-on DD and execution leadership.
• Bachelor's degree in Finance, Economics, Real Estate, Engineering or related; MBA, MSc Real Estate or CFA/CAIA preferred.
• Fluency in English required; Arabic strongly preferred.
