Commercial Manager – Interior Fit-Out

About the role

We are seeking an experienced Commercial Manager specialising in interior fit‑out projects to lead the commercial and contractual aspects of our portfolio. The successful candidate will combine a strong Quantity Surveying background with proven commercial management expertise to ensure projects are delivered on budget and with optimal profitability.

Key responsibilities

• Lead the commercial and Quantity Surveying function across multiple interior fit‑out projects.
• Prepare and review Bills of Quantities, cost estimates, budgets, tender documents and cost plans.
• Analyse quotations, set pricing, margins and risk allowances.
• Monitor budgets versus actuals, cost‑to‑complete and forecasted margins.
• Manage variations, change orders, claims and commercial negotiations.
• Prepare progress valuations, payment applications and final accounts.
• Negotiate prices and terms with suppliers and subcontractors.
• Identify contractual risks in client and subcontractor agreements.
• Produce management reports on profitability, cash flow, variations and commercial risks.
• Support project teams on contractual and commercial matters and drive improvements in procedures and cost‑control systems.

Required profile

• Bachelor’s degree in Quantity Surveying, Civil Engineering, Construction Management or related field.
• 8–10 years of experience in construction, with a focus on interior fit‑out, preferably luxury residential, villa or hospitality projects.
• Progression from Quantity Surveyor or Senior Quantity Surveyor to commercial management.
• Strong knowledge of construction contracts, including FIDIC.
