Contract & Commercial Director – Large Mixed‑Use Development

About the role

The project is at a pivotal stage of development in the Doha area, and we are looking for a senior Contracts & Commercial Director to build and lead the commercial function from the ground up. Reporting directly to the CEO, you will be the most senior commercial authority overseeing contracts, procurement, cost management and commercial governance across design, construction, fit‑out, retail leasing and operational commissioning phases.

Key responsibilities

• Define and execute end‑to‑end contract strategy for civil works, MEP, fit‑out, retail, leisure and hospitality packages.
• Lead preparation, negotiation and award of major contracts (FIDIC, NEC, bespoke forms) with appropriate risk allocation.
• Manage the full claims lifecycle – anticipation, assessment, negotiation and resolution.
• Maintain a contract register, variation management system and claims log with full governance.
• Develop and implement the overall commercial strategy in alignment with the CEO and development board.
• Own the project cost plan, budget and cost‑to‑complete reporting.
• Drive value‑engineering initiatives and procurement strategy for consultants, contractors and specialist vendors.
• Establish commercial governance frameworks, including delegation of authority and risk registers.
• Provide commercial oversight for retail leasing structures, anchor tenant agreements and real‑estate sales terms.

Required profile

• Proven senior leadership experience in contracts, procurement and commercial management on large‑scale mixed‑use or infrastructure projects.
• Strong track record of building high‑performing commercial teams.
• Deep understanding of contract law, risk allocation and dispute resolution.
• Ability to align commercial decisions with overall development strategy and financial objectives.
